EMINENT DOMAIN
Valuations for eminent domain purposes are becoming more frequent, especially in major metropolitan areas. Eminent domain valuations arise when a business's location is "taken" for some type of public use (e.g., downtown sports stadiums). Because the business has to move to an alternate location, a loss of value is generally experienced through lower sales and/or higher expenses. Quantification of this loss of value is determined by comparing the value of the business at its original location and the value of the business at its new location. In some instances, the business may not be able to find a suitable alternate location.
